After every inspection, a report is forwarded to each client immediately after the inspection, including photos.
We provide peace of mind when you are gone. As you know, things can go wrong, especially when you are away from your home for any length of time. We provide periodic inspections to help prevent the unexpected from becoming a reality and costly expense. Early detection is always the key to saving money and avoiding costly repairs. Have your home watch inspector help to keep your home protected and everything running smoothly… when you are away. If we identify a problem, we will notify you immediately to discuss a resolution and help get the issue corrected, as soon as possible. We offer our services for condos, villas, townhomes, and single-family homes. Prices will vary based on home square footage, and if there is a garage and pool. We will customize our service to fit your needs and requests.
SAMPLE 40 POINT INSPECTION REPORT
EXTERIOR INSPECTION
[ ] Perform 360 degree walk around the property and check for any abnormalities.
[ ] Look for any signs of forced entry, vandalism or burglary.
[ ] Check for any drainage issues, or any damage from recent storms.
[ ] Look for any soil erosion especially from downspouts and between home.
[ ] Check for any signs of irrigation issues, regarding grass and landscaping dried out or dying.
[ ] Check the landscaping and advise the homeowner if they need to contact the HOA (when
applicable) if the overall lawncare is not properly maintained.
[ ] Check for any unusual foundation cracking or any obvious stucco damage.
[ ] Look for any rodent entry areas that may be visible, especially at the soffit.
[ ] Check the mailbox and front entry and bring any mail/packages inside. Alert homeowner of
important mail and forward when necessary
[ ] From ground level, check to see if there is any apparent roof, gutter, soffit or fascia damage.
[ ] Look for any window screen damage or if there any are missing screens.
[ ] Check that all the exterior lights are working properly.
[ ] Check the exterior water faucets and hoses for any leaks or damage.
[ ] Inspect for any signs of insect or rodents issues present around the home.
[ ] Check that the garage door is operating properly.
POOL & SCREEN ENCLOSURE
[ ] Check that the pool water level is well above the skimmer and add any water if necessary
[ ] Remove any debris from skimmer, pool and the pool deck area
[ ] Check to make sure the pool pump is working property and the timer is set
[ ] Check the pool enclosure for any signs of damage to the framing or screening.
[ ] Check if pool pump timer is set and running during the scheduled times.
[ ] Advise the owner if the pool is not being maintained properly by the pool service company.
INTERIOR INSPECTION
[ ] Walk through the home, room by room, and check for any obvious deficiencies.
[ ] Check the AC for proper setting and operation. Record the thermostat settings (______ degrees)
and current readings (_______ degrees)
[ ] Check the water heater for leaks and corrosion.
[ ] Check to make sure all the doors and windows are locked properly.
[ ] Check all the window frames and window sills for any signs of water infiltration or damage.
[ ] Note if there are any unusual odors/smells or any signs of mold or water penetration.
[ ] Check the circuit breaker panel and reset any breakers that have tripped.
Note: Owner has requested that the ___________________breaker to remain in the off position
[ ] Check for leaks, stains or water damage on the ceiling or on the floor/carpeting.
[ ] Check for any damaged window glass or missing screens.
[ ] Check the A/C and hot water heater to assure they are running properly.
[ ] Check all smoke detectors and replace any batteries (supplied by homeowner)
[ ] Reset appliance clocks due to any recent power failure.
[ ] Check the operation of the range and microwave oven.
(WHEN THE CLIENT REQUESTS THE WATER TO BE TURNED ON)
[ ] Test the faucets and garbage disposal and check for any leaks in the cabinets.
[ ] Flush all toilets and wait until they stop running. Check if the float is operating properly.
[ ] Turn on the showers and/or tubs and check for leakage or drainage issue.
[ ] Check the dishwasher and washing machine for signs of any water leaks.
[ ] Trash and recycling – place at curb when full and return to house when empty.
[ ] Prepare home for owner or guest arrival.
[ ] Close down home after departures.
[ ] Prior to leaving, assure that the main water line is turned off and check that the AC and hot
water heater are set at the homeowner’s desired temperature.
[ ] Upon completion, check all the doors/windows are locked and the security system is reset.
[ ] Email the completed inspection report to the owner (Date: _________________________)
